Boarded-up derelict house with missing walls and floors, mould and a past rat problem goes up for sale for £190,000

A derelict and rat infested property that has sparked numerous complaints from neighbours is up for auction for the third time for £190,000. The property on 26 Weymouth Bay Avenue in Weymouth has been empty for at least 15 years and has fallen into a terrible state of disrepair. It has missing floors, exposed walls and boarded up windows. The home became run-down after its previous owner was unable to live or maintain the property, but now is in the hands of an asset firm keen for a quick sale. The auction comes after years of problems linked to the property including trespassing, damage by members of the public, overgrown shrubbery and rats causing a headache for neighbours. The situation was so bad that neighbours complained to Dorset Council about its state, which prompted an investigation from the local authority. Built in the 1930s, the semi-detached home will go under the hammer for the third time this year after previously failing to find a buyer. At a guide price of £190,000 at Barnard Marcus, auctioneers are hoping to finally find a buyer on Tuesday, November 19. Residents also hope the property can be fully renovated and converted into a family home in order to address local housing demands. Photos shared by the agents show one room has a missing a floor, has severe cosmetic damage, and reveals evidence of mould. Shrubbery that consumed and engulfed the property has since been cut down to make the property presentable for auction. Due to persistent break-ins, its doors and windows have been boarded. At one point, large vegetation covered the property's front wall, the driveway, a caravan and hung over the pavement. Ivy and plants also grew on the front of the house, with damage to the frontage of the property. Vegetation had been cut back approximately 10 years ago, but the vegetation regrew and covered the front garden and property. The estate agent admits the damaged home 'needs a program of renovation and updating to restore it to a substantial family dwelling' but boasts of its potential for extensions and converting loft space. The property consists of brick elevations, with an attached single garage and a large rear garden. Visitors walk through the porch and into an entrance hallway which leads to two reception rooms situated at the front and rear of the property, as well as a former kitchen and utility area. Both the kitchen and utility areas are not functional. Three bedrooms are on its first floor with a bathroom with a partially removed shower unit. Its master bedroom boasts views of the town the surrounding area. Interested buyers are warned they need to re-instate the dividing boundary wall of the front garden between this property and that of No.28. It is also unlikely a purchaser would be able to obtain a standard residential mortgage on this property due to the absence of a functioning kitchen or bathroom facilities. Dorset Council previously shared that the address had sustained damage from members of the public and officers aimed to 'protect the public from hurting themselves within the grounds' due to the condition of the property. An environment officer previously told a resident in an email in 2021: 'The property reported is known to the local authority (as are many others) and we are currently undergoing a process of investigating and acting upon them in order of priority. 'This includes, but is not limited to boarding up / fencing-in and compulsory purchase (where possible and cost effective to do so). 'Current plans for this premises include the removal of vegetation to the front and sides, and the fencing off/boarding-up of the property to protect it from further damage caused by members of the general public and, due to the condition of some of the structure, to protect the public from hurting themselves within the grounds.' The auction will take place in a public and online livestream auction on Tuesday, November 19 from 9am onwards at The Grand Connaught Rooms in London. It is expected the lot will come up between 10.30am and 11am.
