New Jersey surprises with a record six of the country's wealthiest zip codes

A record six New Jersey zip codes are in the 100 most expensive real estate neighborhoods in the US.

California dominated the list, which actually has 121 entries due to ties, with 80 of its zip codes cracking the list, and New York the next most with 19.

The country's most populous state also claimed the top spot with 94027 in Atherton, a neighborhood bordering Palo Alto in the Bay Area flush with tech money.

Atherton's median price of a home sold on January 1 to September 30 was $7.9 million - compared to the US median of just under $440,000.

New Jersey surprisingly came in just behind New York with easily its biggest number in recent memory, usually only having two in PropertyShark's top 100 .

The most expensive was 07620 in Alpine, in Bergen County across the Hudson River from Yonkers at the state's northern end.

Alpine's $3.32 million median sale price was up from $2.9 million last year, and high enough for 24th most expensive in the US.

The pricey neighborhood is home to celebrities like Eddie Murphy and Tracy Morgan and homes are spread out with plenty of space.

Alpine's median was pushed up by the $16.7 million sale of a stunning mansion at 4 Stone Tower Drive, the state's most expensive sale this year.

The ridiculous estate has eight bedrooms, nine full bathrooms, and three half-bathrooms across 22,800sqft of living space.

There is also a bowling alley, billiards room, wine cellar, guest house, eight-car garage, pool, cabana, tennis court, and putting green.

Rising prices on the Jersey Shore accounted for most of the other entrants, next being Deal with a median of $2.95 million.

Deal jumped from 70th last year, with a $2.1 million median, to 32th.

Avalon, also on the Jersey Shore, stormed onto the list at 41st place, its median rising from $2.29 million to $2.75 million.

Mantoloking, a tiny strip of land on New Jersey's massive barrier peninsula, with in 59th place with a $2.36 million median.

Stone Harbor, yet another Shore neighborhood, made 70th place with $2.2 million.

Finally, inland suburb Short Hills, west of Newark, was in last year's list and the only NJ zip code to lose ground - scraping by in 93th place with $1.95 million.

Not far away from New Jersey, two pricey Hamptons neighborhood, Sagaponack and Water Mill, were in second and third spot, followed by Miami Beach in fourth.

California then swamped the table from fifth all the way to 22nd, only interrupted by Medina in Washington in 14th and Amagansett, New York, at 19th.

The famous Beverley Hills 90210 zip code was at 13th on $4.013 million, dropping from fifth spot last year when its median was $4.8 million.

PropertyShark only counted condos, co-ops, and single- and two-family homes in zip codes with at least five sales over the first nine months of 2024.
