The most expensive recorded U.S. home sale so far this year was made in Colorado's glitzy ski resort town of Aspen, according to Redfin data provided to Forbes, with the buyer paying more than $66 million for the 6,200-square-foot house —a relatively small home compared to its ultra-pricey peers, though its short drive from the slopes may have been a bigger selling point.

Big Number

Metropolitan San Francisco luxury homes had the highest median sale price ($4.8 million) out of the 50 most populous U.S. metros in the first quarter, according to Redfin. San Francisco is followed by San Jose, California, ($4.7 million) and Anaheim, California ($4.2 million).

Key Background

The sale prices of the most expensive residences sold this year range from $66.5 million to $28 million, according to Redfin. Luxury home sales jumped 2.1% year-over-year in this year's first quarter, according to Redfin , the first time luxury sales have recorded an increase since 2021. The increase has been attributed to more buyers having the ability to pay in cash, "meaning today's elevated mortgage rates don't deter them from purchasing homes," Redfin reported. The supply of luxury homes for sale also spiked this year, posting a 12.6% increase year-over-year in the first quarter, which is the largest increase ever recorded by Redfin.

What To Watch For

Sales of luxury homes even more expensive than any house on Redfin's list may soon materialize after hitting the market this year. A roughly 9-acre residential property in Naples, Florida, is listed for $295 million—a figure that marks the highest-priced listing in the U.S., according to The Wall Street Journal . A 22,000-square-foot mansion overlooking downtown Aspen is planned to be sold for $110 million this year, which would be the first ever home in Aspen to sell for more than $100 million, the Journal reported. The property has 11 bedrooms and is located on a lot with approximately four-and-a-half acres of land.
