EXTON, PA — Hankin Group has broken ground on the second phase of Keva Flats in Exton, Pennsylvania, marking a significant step forward for the luxury apartment community. This phase includes the addition of 96 new apartments and a pioneering floodplain restoration project, slated for completion by fall 2026. The project addresses both environmental and housing needs in the area.

The $2.4 million floodplain restoration project is one of the first in Chester County and has been identified as a priority by the Pennsylvania Department of Environmental Protection (DEP). It aims to restore the site's floodplain to manage high water volumes during severe storms. The restoration is expected to bring numerous environmental benefits, like reducing erosion, improving local habitats, cutting pollution, and enhancing water quality.

Neal Fisher, Vice President of Development at Hankin Group, shared his excitement about the initiative, stating, "After several years of close collaboration with the Pennsylvania DEP, Township, and local project partners, we are thrilled to begin work on the stream and floodplain restoration. By restoring the wetland, floodplain, and stream to how it existed hundreds of years ago before settlement, we are creating a win-win situation, delivering benefits to our residents, the local community, and the environment."

An assessment by LandStudies, the firm leading the ecological restoration, indicated that the stream and floodplain have naturally degraded over time. The plan includes widening the Lionville Run stream channel and revitalizing the large wetland meadow and floodplain, which is projected to reduce sedimentation by 50,000 pounds annually.

John Weller, Director of Planning & Zoning for West Whiteland Township, underscored the project's value: "Hankin Group's floodplain restoration not only addresses all three of these issues, but also adds more local housing and improves our community's environmental resiliency. This project is a triple win for us, and we hope Keva Flats becomes a model for future development across the region."

The new apartments will feature contemporary designs and amenities, including stainless steel Energy Star appliances, spacious balconies, smart lock entry systems, and high-end finishes such as white quartz countertops and tile backsplashes. Keva Flats is already recognized for its sustainable design, holding a LEED Gold certification and multiple awards for sustainability efforts.

Keva Flats not only offers 242 luxury apartments but also integrates seamlessly with the community, providing access to trails and proximity to local attractions. The floodplain restoration meets the National Pollutant Discharge Elimination System (NPDES) stormwater program requirements, setting a benchmark for environmentally responsible development.
