Prometheus Partners LP, under the registered name Prometheus Maritime Property Salt Creek Marina, LLC, closed on the purchase of Salt Creek Marina at 107 15th Avenue SE, St. Petersburg Nov. 8 for $16.425 million. Salt Creek feeds Bayboro Harbor, just south of downtown St. Petersburg. The limited partnership had previously purchased several parcels of vacant land and shipyard space along Salt Creek in April for $10 million and another adjacent property in July for $12.5 million.

The 3.93-acre property represents the largest of the parcels and includes five structures built between 1925 and 1957. Together, the buildings total 11,008 gross square feet and are currently occupied by several commercial tenants, including The Yacht Rigger and Yacht Canvas Solutions.

Marinas International, with offices in Dallas, Texas, purchased the property under the registered name 4th St. South LLC in 2019 for $4.75 million.

Seminole 1.17-acre property lists

A 7-bedroom, 5-bath home, located at 7877 98th St. , Seminole, has listed for sale with an asking price of $1.6 million. Built in 1985, the two-story residence provides a total of 4,712 heated square feet and sits on a spacious, private 1.17-acre lot.

The 3,512 square-foot 5-bedroom, 3-bath main home offers a multi-split layout on the first floor, with a sunken living room and a chef's kitchen equipped with Forno Rizutto Pro Style appliances, a waterfall-edge island and red-brick floors. The master suite, located on the second level, features an oversized ensuite bath, a walk-in-closet, a morning coffee station and wet bar, and a private balcony overlooking natural landscape and Lake Seminole Park.

St. Petersburg Quality Inn lists for sale

Quality Inn Saint Petersburg North – Tampa Bay, with an address at 2595 54th Avenue N. , St. Petersburg, has hit the market for $9.5 million. The 58,114 gross square-foot property is situated on 2.37 acres of land near a high-traffic intersection with immediate access to I-275.

The hotel includes a trio of two-story concrete buildings, each constructed in 1973, with a total of 106 rooms. Building 1 has 5,523 square feet of heated space on both the lower and upper levels and exterior corridors totaling 4,488 square feet. Building 2 has 7,218 heated square feet on each level and 4,330 square feet of exterior corridors. Building 3 has 7,803 square feet on the upper and lower levels, 4,654 square feet of outdoor corridors and a 666 square-foot utility space.

The property was fully gutted in 2021 with renovations valued at approximately $4.5 million, including new plumbing, electrical, fire panels and a new pitched roof.

The seller, Southern Hospitality Management & Development Company, under the registered name Passageway Hospitality LLC, purchased the property in 2019 for $1.5 million. The listing is provided by Suraj Dalal and Ahmed Kabani with Kabani Hotel Group.

Two-story downtown condominium sells

A 2-bedroom, 2.5 bath condominium located on the 27th and 28th floors of Signature Place Tower, 175 1st Street S., St. Petersburg, sold Nov. 12 for $1.7 million, $375,000 below the initial asking price of $2.075 million. Signature Place Tower is a 36-story property built in 2009.

Unit 2707 offers 1,996 square feet of space with an open-concept layout that connects the living, dining and kitchen areas. The primary bedroom features a walk-in closet, a private terrace and an ensuite bath with an oversized shower and custom cabinets. The guest bedroom also comes with an ensuite bath and a private outdoor terrace. Highlights include floor-to-ceiling windows with motorized blinds, unobstructed southeast views of Tampa Bay; two personal parking spaces in the garage; and a 24/7 concierge, providing convenience and extra security.

The seller, represented by Christopher Lindemoen with Smith & Associates Real Estate, purchased the condominium in 2010 for $575,000. The buyer was represented by Nancy Reilly with EXP Realty LLC.

Tarpon Springs waterfront church for sale

The Church on the Bayou, located on a 4.88-acre parcel of land at 407 Whitcomb Blvd. , Tarpon Springs, has listed for sale with an asking price of $1.9 million. The two-building property, totaling 11,769 gross square feet, has frontage on Whitcomb Bayou which connects through the Anclote River to the Gulf of Mexico. Both buildings were completed in 1966.

Building 1 is a one-story structure with 3,496 heated square feet. Building 2 is a one-story structure with 4,900 heated square feet. The parcel is zoned for church, school or mission use, utilizing the existing facilities. It is also available to developers interested in low-density residential projects – allowing for up to four dwelling units per acre.

First Presbyterian Church of Tarpon Springs Florida acquired the property in 1965. Per a statement on its website, The Church on the Bayou is worshipping at other locations due to damage from Hurricane Helene. The listing is provided by Agustin Duarte and Billy Planes with Re/Max 360 Real Estate.

Largo industrial property sells

An industrial warehouse property located at 2180 Lake Avenue S.E. , Largo sold Nov. 7 for $9.5 million. The parcel, situated on 7.02 acres of land, includes five pre-engineered metal buildings, constructed between 1976 and 1989 and totaling 105,393 gross square feet.

Structure 1 is a one-story building with 21,000 heated square feet and a 3,281 square-foot loading platform. Structure 2 is a 2,400 gross square foot building. Structure 3 has 32,721 square feet of warehouse space and a 399 square-foot office. Structure 4 has a base of 20,592 heated square feet and a loading platform with 5,250 square feet. Structure 5 has a base of 16,000 heated square feet and a 3,750 square-foot loading platform.

The seller, Coastal Real Asset Partners, purchased the property in 2022 for $5.395 million. The buyer, Coastal Waste & Recycling, currently occupies the property and operates 25 facilities in Florida, Georgia and South Carolina.
