Sterling Bay executive sells La Grange home for record price

The couple bought the house for $922,500 in 2011, according to the Cook County clerk. They did an extensive renovation in 2012, according to the property listing. They put the property on the market in June at nearly $3.6 million, later cut it to $3.3 million and sold for about 88% of their original asking price.

The $3.15 million sale price is the highest on record for a house in La Grange sold in a public transaction, according to Crain's research and Coldwell Banker Realty's Michael Collins, who represented the property with fellow agent Ellyn Collins.

Only two other houses in La Grange show up in real estate records with sale prices over $2 million, the higher of them at $2.42 million, which buyers paid for a house on Park Road in July. There's always the possibility other homes have traded for more in private deals and thus eluded data on local prices.

Matt Menna did not respond to a request for comment, and Crain's couldn't reach Courtney Menna.

Collins declined to discuss the sellers, but said of the property that it's a house that "has always been a favorite of the community," in part for its situation on a large parcel a short walk from Lyons Township High School's north campus, a station on Metra's BNSF line, and the bustling downtown district along La Grange Road.

Collins said his clients "when they bought the house had a vision for it" that included adding the pool and redesigning the interior. After the redesign, the main level has three fireplaces, natural-finish wood floors and large openings for easy flow among the living, dining, family and billiards rooms and the kitchen, where there's a pizza oven.

In the basement are a pub room and wine cellar, a movie theater and a gym. Near the swimming pool are an outdoor kitchen and a pair of pergolas. There's a gate in the backyard that opens to Elm Park next door, providing a shortcut to the high school across the street.

In 2001, Matt Menna and Andy Gloor founded Four Corners Tavern Group, which grew from a single venue, Schoolyard Tavern & Grill in Lakeview, to 20 offerings. Gloor is now CEO of Sterling Bay, the prolific development firm behind Lincoln Yards that also has projects in Fulton Market, and Menna has been at Sterling Bay since 2010. His staff bio on Sterling Bay's website says Menna "guides all projects requiring operational oversight or master plan design expertise." He works on such projects as Victory Ranch , a 6,700-acre, high-end residential community near Park City, Utah.

The buyers, who are not yet identified in public records, were represented by Saulius Galinskas of Compass.
