ROCHESTER — In the wake of a new owner buying a northwest Rochester complex for $2.3 million, ActivePT is planning to open a large clinic space as a new tenant.

Joan Kopaz, who launched ActivePT in Rochester in 2008, explained that this future clinic site will be the 15th for her physical therapy practice. After starting with Kopaz as the sole employee, ActivePT now has 100 people on staff.

The plan is to build out a space with 14 clinical rooms in a 4,400-square-foot spot previously occupied by Rooted School of Massage and Wellness Center. Kopaz hopes to have it completed, staffed and ready to open in early 2015.

The 10,800-square-foot building at 4229 West Frontage Road is located across the street from Broadway Pizza and near Mayo Clinic's northwest medical complex. and the nonprofit MagiKids by Weirdcards are among the other tenants.

Kopaz said that this location is a good fit for ActivePT.

"Convenience is really important when people need physical therapy because it often means more than once-a-week visits. Having that close proximity, ideally within a 15-minute drive for patients, is what we try to achieve," she said. "Location wise, this building was very appealing being so close to (Highway) 52. It does give people easy access to this location and that was a big appeal for us."

ActivePT's most recent office opening was this past summer in the Island Fitness gym in Pine Island. Kopaz has five offices in Rochester as well as ones in Byron, Plainview, Stewartville, Lake City, Mantorville, St. Charles and Preston.

Another positive about the new Frontage Road location is that the new owner, TW Holdings, is planning to refresh the 32-year-old building, starting with the parking lot.

"We're excited about the improvements that the new owners are going to be bringing to the property," added Kopaz.

TW Holdings, which is led by Dr. Henna Kalsi, bought the Frontage Road complex on Sept. 30 with a $460,000 down payment on the $2.3 million purchase price.

Rochester Realtor Jay Christenson of Loam Commercial Real Estate represented both TW Holdings and the seller Corcoran, Minn.-based 4229 W Frontage LLC, which is led by Steve Eitreim. Eitreim's company bought it for $2.2 million in 2021.
