FL Has 1 Of Nation's Most Expensive ZIP Codes, Report Shows Florida has the nation's fourth-most expensive ZIP code. Here's how much homes sell for in this oceanfront city.

MIAMI, FL — One of the country's 100 most expensive ZIP codes is in Florida, according to an analysis of 2024 residential sales that showed growth that shows growth in luxury real estate.

For its analysis, real estate data provider Property Shark looked at the number of closed sales to date in 2024 rather than the listing price, which it said tends to reflect sellers' desired prices instead of real-life market conditions.

Miami Beach in Miami-Dade county, ranked No. 4 overall with a median home price sale of $5,750,000 so far in 2024 in the 33109 ZIP code.

The 33109 zip code on Miami Beach's Fisher Island was also ranked No. 4 last year. It marks the first time since 2017 that this popular celebrity location regained a place on the podium. It also reached a new price record with sale prices as high as $5.75 million, PropertyShark said.

"Although Water Mill's (in New York's Hamptons) sudden price jump pushed 33109 in Miami Beach down one position, the exclusive Florida zip nevertheless set a new price record at $5.75 million. This also marked the fifth consecutive year of price increases in the ultra-exclusive Fisher Island community," the firm said.

According to PropertyShark, the San Francisco Bay Area, Los Angeles and New York metros account for nearly 80 percent of the nation's priciest ZIP codes.

Of the 10 priciest real estate markets, California had seven, New York had two and Florida had one.

Overall, 67 percent of the country's 100 most expensive zip codes saw median sale prices increase in 2024, as opposed to only 29 percent in 2023. As a result, a record 15 zip codes had median sale prices of $4 million and above and only 15 stayed below $2 million, Property Shark said.

The real estate data firm crunched the latest numbers for this year, analyzing residential transactions that closed between Jan. 1 and Sept. 30, including condos, co-ops, single and two-family homes. Researchers then calculated median sale prices, rounded to the nearest $1,000, and ranked the top 100 priciest ZIP codes across the nation.

Due to multiple ties, 121 ZIP codes made this year's list, with California accounting for a whopping 80 entries on the list. New York state was a distant second, with 19 ZIP codes among the most expensive.
