Cassco Land Co. files plans for annexation for project south of Clearfork

Cassco Land Co., the real estate development arm of the Edwards Ranch family, has filed plans asking Fort Worth to annex land for a 146-acre site near Chisholm Trail Parkway and Oakmont Boulevard.

Cassco officials said they had no details to share on the plans for the area, which is just a few miles south of the company's Clearfork development.

In 2018, Cassco developed Clearfork, a $300 million collection of open-air shopping, dining and entertainment, living and office buildings on 26 acres. The project has over 1 million square feet of office, retail and residential space and includes shops such as Neiman Marcus.

Last year, Cassco asked and received incentives from the city for phase II of Clearfork that had an estimated value of $400 million. Phase II initially included the move of the high-end Autobahn car dealership from White Settlement Road to Clearfork, but the auto dealer has since abandoned that location.

The Edwards Ranch was founded in 1848 and once sprawled over 7,000 acres in what is now southwest Fort Worth.

Frost joins with Fort Worth company

Frost Bank has engaged Fort Worth-based Valor and its mineral management software, mineral.tech , to support its mineral asset management clients. This proprietary software aids clients in managing their mineral assets. The software digitally maps all interests, digitizes and organizes historical paperwork, tracks revenue and produces reports containing analytics for accounting and auditing needs.

"Mineral.tech and its advanced reporting and analytics capabilities are redefining how we manage mineral assets for our mineral management clients," said Brad Ince, a senior vice president and statewide mineral asset manager at Frost, in a news release.

More tread on tire deal

South Carolina tire manufacturer Continental Tire announced earlier this month it is building a $69 million industrial building in south Fort Worth.

Now it is giving a few more details on the project that will include a 752,000-square-foot build-to-suit building with 7,500 square feet of support offices at 10101 Burleson Road, according to a filing with the Texas Department of Licensing and Regulation. The building will be in the 85.9-acre Risinger/35 Logistics Park, which was developed by Hillwood.

Construction of the new distribution center will begin this month. It will have a capacity to store more than 800,000 tires. Operations are scheduled to start in 2026. The facility will initially span 753,000 square feet, with the potential to expand to 1.3 million square feet.

"This facility marks our first owned tire distribution center in the U.S., reflecting our commitment to enhancing service levels and better attending to our customers," said Bill Caldwell, senior vice president, Continental Passenger Car and Light Truck Tires in the U.S.

He also said the new distribution center will be a blueprint for future distribution centers and include advanced automation technology and sustainability features, such as solar panels.

In August, Dick's Sporting Goods announced it was constructing an 800,000-square-foot regional distribution center in the same industrial park that is expected to bring 300 new full-time jobs to the region during the next decade.
