(WWLP) – Massachusetts farmers say they`re bracing for revenue losses due to cuts in fresh produce SNAP benefits. Many are expressing their concerns and advocating for the program to be fully funded again. They argue that it lets SNAP recipients buy fresh produce from farmers many of whom specialize in serving low-income families. Starting December 1, families who utilize the state`s 'Healthy Incentives Program' to buy food directly from farmers will see their benefits cut to just $20 a month, regardless of household size. Rebecca Miller with the Massachusetts Food System Collaborative says many farmers have structured their operations around these customers. "We've directly heard from some families that they won't be able to provide for their kids. As we know $20 does not go very far," said Miller. With the looming reduction, farmers throughout the area are worried about the potential impacts it will have on their business. The co-owner of Red Fire Farm in Granby, Ryan Voiland says it'll create a dent in their winter market sales, potentially resulting in a 50 percent reduction. They say this would leave them with an excess of 360 thousand pounds of produce in storage and uncertainty about where to sell it. "We already cut positions and hours significantly and we're going to have to maybe even have to cut harder, and that means we don't know if it'll be worth planting a lot of crops for next year so we might not plan to grow very much," said Voiland. State officials say cuts are needed because of budget constraints. But with these anticipated cuts and to keep the program benefit at its current funding levels, advocates say another $10 million is needed for the rest of the fiscal year within the supplemental budget. "It's huge money for the people who need the food, and the vendors, and the farmers who are providing it, and so you know I'm hoping we can path forward here," said Senator Jo Comerford. Advocates are asking Governor Maura Healey for additional funds in the budget to help limit the anticipated cuts. Shop the Blocks is returning to downtown Lincoln on Thursday and will feature several stores and a growing vendors market.Todd Ogden, president and CEO of the Downtown Lincoln Association, called the event the "Super Bowl" for downtown businesses."For a lot of the businesses this is their biggest day of the year," Ogden said.The Shop the Blocks event encourages people to shop in the downtown area through a series of raffles and drawings. The event is one of the biggest opportunities for downtown boutiques and shops.The event starts at 4 p.m. and transitions to a party at the Rococo Theatre after 9 p.m.Shopping before the holidays in downtown Lincoln used to involve department stores, but it has steadily shifted to boutiques and small businesses since the event began in 2011, Ogden said.Downtown shoppers can purchase $5 or $10 tickets for the event by going to the association's website or they can purchase tickets at the Rococo Theatre the day of the event, Ogden said.For every $20 shoppers spend at businesses, they get an entry into a raffle to win gift cards. Tickets to the after party at the Rococo are $10. Shoppers can also enter to win the grand prize, a stay at a downtown hotel, by taking a photo of themselves at each business.Over the years, Shop the Blocks has had anywhere from 15 to 25 participating businesses, Ogden said. This year there are 14 businesses participating. However, Union Bank & Trust is also offering a market that adds about 28 vendors.The bank had about 10 businesses participating during the event last year, said Union Bank Vice President of Small Business Stephanie Dinger. This year, Shop the Blocks is part of the bank's other Makers Market effort, which last year brought in vendors four times throughout the year.The vendors are expected to take up the entire first floor of the bank at 1248 O St., Dinger said. The businesses include participants in the bank's pop-up program — where it hosts a local small business for a four-month term — including Truth Papers , a stationery store that is the current pop-up, and former pop-up Moose's Mad Fresh , a business that sells salsa and other dips.The bank has been working to encourage people to come to the downtown area and host businesses."Why not allow shoppers one more opportunity to see a bunch of different businesses while they're already down here shopping," Dinger said.The market brings attention to small businesses, the bank and the pop-up program, Dinger said.Dinger is also on the board of directors for the Downtown Lincoln Association and has shopped during the event."So if you go and you participate they have drawings and you can enter for something," Dinger said. Raising tariffs could lead to higher price tags. During his presidential campaign, said he would impose a 10-20% tariff on all imports. Jason Miller, a supply chain expert, said this could result in higher prices for Americans. "If you're a retailer, you're bringing in a good and it costs you $10. If it suddenly costs you $16, at minimum, you're going to have to raise your selling price by that additional $6," Miller said. One retailer speaking out about these potential tariffs is Walmart. CFO John David Rainey told CNBC, "Our model is everyday low prices. But there probably will be cases where prices will go up for consumers."Saloni Firasta-Vastani, a marketing expert, said the increase will be seen only for certain items. Possibly like apparel and electronics and things like that, that are largely imported from China will see some of those price increases," said Firasta-Vastani. Douglas Nelson, an economics professor, believes if these tariffs were to take effect, Americans could end up paying hundreds more every year."For the average household, somewhere between $800-$1,500/year," said Nelson.Defending the tariffs, Trump rate to 15% for companies to move their production back to the U.S. Trump has said tariffs will create more factory jobs, shrink the federal deficit, lower food prices and allow the government to subsidize childcare.

BUTTONWILLOW, Calif. (KGET) – Services for Bill Tracy, the patriarch of one of Kern County's most revered farming families, are set for this Saturday. Robert William "Bill" Tracy died Nov. 7 at age 82. He was a fourth-generation farmer from Buttonwillow and an integral part of Tracy Ranch, a multifamily farming and cattle operation that was founded in 1862. Among his other positions of influence in the farming world, the Cal Poly San Luis Obispo graduate was appointed in 1987 to serve as the Undersecretary for the California Department of Food and Agricultural under Gov. George Deukmejian. Usually attired in boots and a cowboy hat, Bill Tracy was a passionate advocate throughout his life for the farming community. Services will be held at 10:30 a.m. Saturday, Nov. 23 at Saint Elizabeth Ann Seaton Catholic Church, 12300 Reina Road, in Bakersfield.

The Arabia Steamboat Museum in City Market could soon make way for a new hotel and retail space for local businesses. The City Market Oversight Committee put out a request earlier this month for developers to submit proposals for turning the museum site at 400 Grand Blvd. into a space for a boutique hotel, retail and an underground parking garage. The request calls for maintaining the area's architectural look on the city-owned property, according to a news release . The Arabia Steamboat Museum opened in 1991 and features recovered objects from the Steamboat Arabia , which sank in 1856 after hitting a snag of fallen trees and left behind over 200 tons of cargo. Bob Hawley, along with his sons David and Greg, discovered the boat's location in 1988 and worked with a team to excavate the pre-Civil War artifacts for preservation. The request for developers says that the museum will leave its current City Market site in November 2026. The museum's plans after that date are to be determined. Talks have been ongoing for years about the museum's future, including a proposed move to St. Charles, a suburb of St. Louis. The building has 11,500 square feet of space above ground plus 36,000 square feet below ground. Construction could also vertically expand the building and add more floors above the structure as it stands now. The proposal calls for street-level retail space for new businesses, underground parking and a hotel with a three-star rating or above. The Vision Fountain off Grand would need to be moved to make space for a building expansion. According to the City of Fountains Foundation, artist Jim Brothers' Vision Fountain was built in 1991 as a memorial to local businessman Cliff C. Jones, Jr. for his work in the River Market Area. The deadline for developers to propose a project is Jan. 24, 2025. The City Market committee would review the proposals and send a recommendation to city officials in February 2025. Museum owner Dave Hawley said the museum offered to extend the lease back in January and has also floated the idea of moving to the American Royal space in the West Bottoms, another city-owned property. American Royal is expected to move to a new campus in Wyandotte County. The collection, which Hawley called a tresure of Kansas City and the nation, could otherwise have to move out of town. "It will go somewhere," Hawley said.

The announcement was among 44 new routes that include flights to three new cities by the airline. The only new flight originating from Spokane, however, is the one-way trip to LAX starting on May 23. The fares will be as low as $59, according to a news release. The addition is one of the airline's largest service expansions in its history, according to the release. Mayor-elect Daniel Lurie has announced his transition team and advisors, and it offers some interesting insight into who will be major players in Room 200 for the next four years.For starters: Yes, tech will play a big role, with Sam Altman, of OpenAI, as one of the team members, along with Ned Segal, who is a former Twitter CFO.But none of the big players who have tried to dominate local politics in the past decade are on the list. No Garry Tan. No Ron Conway. No Michael Moritz. No Chris Larson. In fact, the whole TogetherSF and GrowSF establishment , not long ago seen as a dominant force in local politics, seems to be iced out of this new administration.There's nobody from Big Real Estate in the mix, either: No William Oberndorf, no Thomas Coates.Lurie was, of course, supported by a billionaire—his mother. And he put a ton of his own money into the race.But the big tech and real estate money supported London Breed and Mark Farrell.I'm sure some of these folks will eventually find a way into the administration, but for now they are on the outside. Here's a stock picking tool you might not have thought about. It's called the PEG ratio.The PEG ratio is a ratio of two ratios.The numerator, or top line, is a stock's price/earnings ratio, expressed simply as a number. This is the stock's price divided by per-share earnings. If Superlative Entertainment shares sell for $40 and the company's profits are $4 a share, the price/earnings ratio is 10.The denominator (divisor, or bottom number) is the stock's growth rate, expressed simply as a number. If Superlative Entertainment is growing its earnings at 20% a year, the denominator is 20.So, Superlative Entertainment's PEG ratio would be 10 divided by 20, or 0.5. That's a very good ratio indeed.The classic way to use the PEG ratio is to look for stocks with a PEG ratio less than 1.0. The stock sells for about $757, and the average one-year target among Wall Street analysts is $1,093. Of 29 analysts who follow it, 21 rate it a "buy."NVR Inc. (NVR) is a homebuilder whose stock I owned for about six years (2012-18). During that time, it was one of the best gainers I've ever had. I probably shouldn't have parted with it, since it's up 147% in the past five years.NVR builds houses in 14 states but gets a lot of its revenue (about 22%) from the Washington, D.C., area. Under both Republican and Democratic administrations, the federal government has grown, helping to keep housing demand in the D.C. area strong.In the past, excessive debt has been the Achilles heels of many homebuilders. Not NVR, though. It has $2.46 in cash for every dollar of debt, and debt is equal to only 24% of the company's net worth.The PEG ratio NVR is 0.82.Zoom VideoMany people got to know Zoom Video Communications Inc. (ZM) during the pandemic, while offices and schools went "remote" and people met "by Zoom." I think the company might surprise to the upside.Investors are enthralled with artificial intelligence. Making printers and selling the ink to refill them seems like an old-fashioned business by comparison.Nonetheless, HP Inc. (HPQ) has achieved 14.5% growth in earnings the past five years. The stock sells for a price/earnings ratio of 12.9. That works out to a PEG ratio of 0.89, which gets me interested.HP stock also has some dividend appeal. It yields 3% in dividends and has increased its dividend at a 14% annual clip the past three years.PEG ratios are not easy to find. Gurufocus.com is one handy source; however, it charges a membership fee and calculates the ratio a bit differently than I do.If you don't mind calculating the ratio yourself, you can find relevant figures in many places, such as Yahoo Finance, Forbes.com, Morningstar.com and the websites of many brokerage houses.

You can read the original here.A North Texas real estate developer has secured 116 acres in Collin County, one of the fastest-growing regions in the nation, for residential and commercial development.Frisco-based Rockhill Capital & Investments LLC acquired the land in mid-September and has already sold 82 of the 116 acres to homebuilder Taylor Morrison. An additional 9.5 acres along State Highway 5 is under contract with a commercial developer, and negotiations are ongoing with another party for the remaining 24 acres, which is zoned for multifamily use, according to a Nov. 18 announcement.Financial terms of the deal were not disclosed. Construction on the 325-lot development is expected to begin in the second quarter of 2025, Rockhill Chief Development Officer Brent Libby said in a statement.The tract is located in Anna at County Road 371 and State Highway 5, about 2 miles east of the busy U.S. Highway 75 corridor.Younger Partners Executive Managing Director John St. Clair, Vice President Tyler Hemenway and Davis Willoughby represented the seller, the Cox family, in the transaction."The Cox tract is essentially infill on the east side of Anna, and we were able to secure a great entitlement package, which included single-family, multifamily and commercial zoning," Libby said in a statement.The Cox family, which had owned the land for decades, decided to sell to secure their investment before market conditions changed, St. Clair said. Although they had received offers in the past, Rockhill's ability to establish a public improvement district for the single-family portion of the tract helped finalize the deal, according to brokers.This transaction expands Rockhill's land holdings across high-growth North Texas cities. Its portfolio also includes land in Howe, Van Alstyne and Sherman.In 2022, the firm partnered with Covenant Development to launch a 440-acre mixed-use community in Sherman, which will feature 750 homes upon completion. Rockhill is also advancing residential projects in Celina, where it is developing a 78-home community in collaboration with builder Olivia Clarke Homes ."We'll continue to source and acquire land in the area where we can add value through entitlements, and either develop the property or hold it for some time and exit to another developer or end user," Libby said.With North Texas' population surging, developers and investors are racing to secure prime land before it's gone. The average price for rural land in this part of the state was about $8,200 per acre in the second quarter, according to the Texas Real Estate Research Center at Texas A&M. But prices are likely much higher in hot places like northern Collin County — the Texas Real Estate Research Center report includes DFW in a much wider region called Northeast Texas that stretches east to the Louisiana border and down to Nacogdoches County.Anna's population grew an estimated 17% from July 2022 to July 2023, according to U.S. Census Bureau data, which ranked No. 4 in the country for places with at least 20,000 people. In recent years, the city has seen a surge in building permits issued and is quickly becoming home to massive neighborhoods like the 700-home Coyote Meadows near U.S. 75 and State Highway 121.The region, much like many other cities within Collin County, has benefited from strong schools, family-friendly amenities and a lot of road investment. Projects such as the Collin County Outer Loop are currently playing a key role in transforming these once-rural communities in the Dallas-Fort Worth area into vibrant business and residential hubs.

LAS VEGAS ( KLAS ) — Frontier Airlines will offer flights from Las Vegas to Reno beginning on March 7, 2025, the airline announced early Tuesday. Flights between the two cities will be three times per week, and fill a gap for low-cost flights created when Allegiant Air shut down its Reno routes on Jan. 7, 2024. The timing brings back service in the weeks before spring break, along with an announced promotional fare of $19 for a limited time. It's one of 16 routes announced by Frontier, but the only route originating in Las Vegas. Service between Reno and Denver was also announced. The Nevada Legislature convenes in February, which could create more travel demand in spring and early summer. Frontier is currently the fifth-largest carrier at Harry Reid International Airport. Other cities that will get the new routes announced Tuesday include Atlanta (ATL), Austin (AUS), Chicago (ORD), Cincinnati (CVG), Hartford (BDL), Houston (IAH), Indianapolis (IND), Los Angeles (LAX), Miami (MIA), Milwaukee (MKE), Nashville (BNA), Oklahoma City (OKC), Orlando (MCO), Phoenix (PHX), Tampa (TPA) and Tucson (TUS). Also, a route that is subject to government approval would fly between San Juan, Puerto Rico (SJU) and Antigua and Barbados (ANU). "As consumers begin planning travel for Spring 2025 and beyond, we are delighted to announce 16 new routes to a host of exciting destinations," said Josh Flyr, vice president of network and operations design at Frontier Airlines.
